Colorado is part of the Western United States that encompasses most of the Southern Rocky Mountains as well as the northeastern portion of the Colorado Plateau and the western edge of the Great Plains (it is also part of the Mountain States and the Southwestern United States)
Colorado is situated alongside Wyoming to the north, the midwest states of Nebraska and Kansas to the northeast and east, on the south by New Mexico and a small portion of the southern state of Oklahoma, and on the west by Utah. The states of Colorado, New Mexico, Arizona, and Utah meet at one common point known as the Four Corners, which is known as the heart of the American Southwest. Colorado is one of only three U.S. states with no natural borders (the others are bordering Wyoming and Utah).
The origins of the name "Colorado" comes from the Spanish word which means "red colored"(because of its red colored earth). Colorado is nicknamed the "Centennial State" because it was admitted to the Union as the 38th state in 1876, the centennial year of the United States Declaration of Independence.
Colorado is best known for its scenic mountains, plains, mesas, canyons, plateaus, and desert lands.

Both local residents looking to upsize or downsize and out-of-towners seeking second homes are looking in the market right now. The common theme is, "Find me a bargain." Home owners who are willing to negotiate and are realistic about fair market prices have the best chance of selling, particularly if the homes are upgraded with newer kitchens and baths.
